The Community

Developed by the Huntsman Family of Utah, and later sold to investment Group out of Chicago, Illinois (BDT Capital Partners), Tributary (formerly known as Huntsman Springs) boasts approximately 1,350 acres of beautiful Teton Valley wetland with rich soils, wildlife, and a variety of grasses including Kentucky Bluegrass, Irish Red Fescue, and Mountain Water. The course, designed by David Mclay Kidd, boasts impressive fairways averaging 80 yards wide. Golf isn't the only focal point of this impressive community. Miles of boardwalk have been strategically placed along the course and the banks of the development's many naturally fed ponds, which are stocked with trout; bringing fly fishing opportunities to the community. Members can enjoy many other amenities and weekly activities from hikes, bird-watching, evening events, and a restaurant and wellness center which includes fitness, spa, and outdoor pool. Huntsman Springs also caters to winter enthusiasts. Available activities include snow biking, snowshoeing adventures, sledding days, uneven a private club room at the nearby Grand Teton Resort.

Tributary Real Estate

The Park Homes at Tributary offer an easy and convenient place to come home to, with landscape maintenance teams on-site. Building sites, while less than 1/4 acre in size, are strategically placed throughout the main drive of the community.

The Lodge Homes offer a similar layout with more square footage for those who need the extra space. The Lodge Homes overlook the course to the West, with the Big Hole Mountains creating an amazing backdrop to the course and private outdoor living spaces.

The Custom Homes at Tributary are the pinnacle of what this development has to offer, and they are spectacular indeed. The Developer Homes offer several distinct models. The "Targhee" offers a 3 bedroom 2,881 SqFt open-concept floor plan and the "Tributary" offers 3 and 4 bedroom, 3,500 square foot models. The "Colter" cabin is a redesign of an original favorite.

Phase II, The North Fork Estates

This release comprises 16 homesites and 8 home/lot packages including 3 "Palisades Cabins", 1 Basecamp Cabin and 4 cabins of a new design, “The Teewinot Cabin”. The Palisades Cabin was formerly known as the Tributary 2.0 Cabin but with an additional 2 car garage. The Teewinot Cabin includes a three-car garage and media room in addition to a bedroom above the garage.  Floor plans are currently being finalized. Pricing for homesites and Cabins will be available upon request. 

Tributary’s homebuilding company is available to construct a 
limited number of additional Palisades Cabins, Basecamps, or a new design, the "Teewinot Cabin", on a North Fork homesite of your choosing. New to the North Fork Estates, up to two memberships will be available with each homesite purchase.

Tributary and its wonderful opportunities within can be difficult to see due to the nature of its terrain and topography. Full Membership: Initiation fee + annual dues
The Full membership offers immediate family access to the dining, fitness and swim and other club amenities including golf and the Grand Targhee Club Room.

Legacy Memberships

Corporate/Business Membership: Annual Dues (per designee)
The business memberships are currently no longer available, but remaining Corporate/Business Memberships can be transferred and or designated to new designees. Depending on the membership time, they include the club's amenities, and in some cases include Full Generational access which includes the member, spouse (or significant other), children, step children and children's spouses with extended access for parents, grandparents, grandchildren and great grandchildren with no age limits or guest fees.
