Q: How long will it take to sell my house?
It's up to you, and your needs, ability to wait, etc. Pricing is key. We live in an area with a limited sale season, and therefore pricing AND timing is crutial. Common mistakes people make are overpriceing, especially in today's market. Buyer's are looking for one of two things; (or both)
1) A great buy. A way to take advantage of a down economy.
2) A unique property. Certain buyer's are looking for something special, out of the ordinary. If you have a property like this, you have an advantage.
Q: How do you value my home? What should I list for?
A: Timing is extremely important in the real estate market. A property attracts the most interest from the real estate community and from “Educated” buyers during the first three weeks it is listed. If you price it high even for a couple of weeks, you will be missing most of this market.
Q: I have heard about dangers of overpricing, How could that be?
A: The house sits and doesn’t sell. Then it starts to be considered stagnant, then you get lowball offers, then you are at risk of ending up taking a lower price than you might have if you priced it correctly to begin with.
Q: I am at risk of foreclosure, can I "Short Sale" my home, and what does this mean?
A: A short sale is a way to sell your home for less than what you owe on your current mortgage. You can short sale even if you have more than one mortgage. It takes time, and a little more effort on your behalf than a typical sale, but it could save the future of your credit.
